What Tests are Required for VA, FHA, or USDA Loans?
As of 2024, each of these government backed loans require:
- Total Coliform / E-coli
- Nitrate / Nitrite
- Lead
Lenders do have some discretion in what the final requirements for your specific loan will be. Always confirm with the lender what they will require to close your loan.
Lenders may also require collection from a 3rd party collector. Buyers, sellers, and their agents typically are not allowed to do their own sample collection.
Can You Collect My Sample For Me?
Absolutely! Sampling fees are based on the distance of your well from our laboratory. Please call us for a quote to get exact pricing.
How Often Should I Test My Well?
Every private well owner should test their water at least annually, according to Florida Department of Health.
At a minimum, you should test for colifrom bacteria.
It’s since many properties in central Florida are built on former agricultural land, it’s also a good idea to test for Nitrates, which are a byproduct of fertilizer.
Can I Bring in My Own Samples To Your Lab?
Absolutely. We recommend that you first come to the lab to pickup sterile containers, free of charge, to collect your sample in.
We cannot accept samples collected in water bottles, jars, cups, or other containers from home because we can’t certify their sterility, or other cross contamination.

What Testing Should I Get for my Well?

We cannot advise you on what types of testing you should get for your well, and we cannot advise you whether your water is safe to drink or not. Only you can make those determinations.
That being said, we are able to test or manage the testing of just about any drinking water analyte you would like to assess.

Smelly water is a common issue in Florida wells. Uusually this is cased by hydrogen sulfide, a gas trapped in the water. We can test your water to confirm the levels to provide guidance for filtering or other treatment.

There could be a number of factors, but one typical culprit is iron or iron bacteria present in the source water. We can test for iron levels and bacteria to help you know what you’re dealing with.
